This is what you need to do to get your Custom Rental contract.

3. We will confirm with you that we have the information, the money, and that we will complete this contract for you. Or we will email you if information or money is missing.

4. If you have a particular clause or concept that you want included in your contract that is not already standard with our contracts, there is a chance we can still include it for an additional costs. We will send you a quote based on $95 US dollars an hour.

5. We can not offer free advice, and we can not offer legal advice at will. If you have a question that we can not answer, we will say so in a very short email or we will ask you to deposit funds or a retainer fee to get your question answered.

Email us this information

1. Landlords full name as it appears on their identification or their Fideicomiso or bank trust.
2. Tenant full name as it appears on their identification.
3. Address of the home to be rented as it appears on the electric bill or the water bill.
4. Monthly rent in US dollars or pesos.
5. Security deposit in US dollars or pesos.
6. Late fees amount and on which day. In our contracts we keep it to 5% of the monthly rent due on the 5th day as a penalty.
7. How payment will be made. For example: by direct deposit to a specific US bank account, or by US bank check mailed to a specific address.
8. Move in date.
9. End of contract date.
10. If there is a Co-Signer, what is their full name, and what Mexican property is pledged as a collateral in case the tenant doesn't perform as contracted for.
11. Who will be paying all of the utilties.
12. If the contract can be terminated early or if they are liable for the full amount of the rent contracted for. In our contracts we let certain renters cancel the for the cost of one month of rent so the renter knows they are not getting their deposit back, but send us what works best for you.
13. Mexico State and the name of the municipality in which the property is located. For example: Playas de Rosarito, Baja.
14. Smoking allowed and where. For example: no smoking allowed, or smoking only allowed on the balcony.
15. Pets allowed, their names, weight, and breed. For example: Fido, 20 pounds, poodle.
16. Name and contact information of the property manager.
17. Any special parking concerns.
18. Who will take care of and watering garden, trees, shrubs, and who will keep the patios.
19. Is the property on the market to sell or not.
20. What is the default day. For example, if the renter does not pay rent within 30 days, then the renter is in default and legal proceedings can begin at the tenants expense.
